THE STEPS

LEARN THE PROCESS.

1: GET PRE-APPROVED

Make sure to meet with your mortgage broker to discuss financing first. It's important to not only know the purchase price but what monthly payment you're comfortable with. Taxes and HOA fees can change your monthly payment more than the purchase price. 

 

2: BUYER CONSULTATION MEETING

This is a one on one meeting with Jennifer to discuss your wants, needs, and parameters for your dream home. We set up your MLS search to your specifications and discuss the home buying process. 

 

3: THE HOME SEARCH BEGINS

Once you review the MLS listings, we set up a tour day. Typically we see 5-6 houses to start. This way you get a feel for the market. Hopefully, we find your dream home the first day out! On average, buyers view 5-10 properties before making an offer

 

4: SUBMIT OFFER & NEGOTIATE

When you're ready to make an offer, Jennifer will put together a CMA (comparable market analysis) for you to review. This is a comprehensive report on recently closed sales that compare to the subject property. The CMA, as well as recent market trends, determine the price to offer. Next is negotiations. Jennifer has extensive experience in negotiations and will work diligently to get the best possible purchase price.

 

5: ATTORNEY REVIEW AND INSPECTION

Once the contract terms are agreed upon, the inspection is scheduled. Jennifer has great referrals for inspectors, no need to worry! This is also when the contract is sent to your attorney. Again, no need to worry about knowing an attorney, Jennifer will give you referrals for trusted and detail-oriented attorneys that will work on your behalf. The attorneys will negotiate on inspection items and any modifications to the contract.

 

6: MORTGAGE CONTINGENCY

You will work closely with your lender to submit all of the required documents for your loan. Your earnest money is protected throughout the process while you're working to secure your mortgage. 

 

 7. CLOSING DAY

Pop the champagne, you made it! The night before, or the morning of closing, you attend a final walkthrough to make sure the home is in good condition after the sellers have moved out. At closing, typically at a title company, you sign a lot of papers and finally get your keys! Happy homeownership!
